The homeowner had cooked in a 9-foot galley for twenty-three years. The cabinets were original Wellborn from 1987, particleboard boxes sagging at the hinges, and the fluorescent fixture buzzed intermittently. We removed the load-bearing wall between kitchen and dining room, installed a flush LVL header, and ran KraftMaid cherry perimeter cabinets with soft-close drawers. The island got Cambria Brittanica quartz with a waterfall edge on the seating side. Under Clause 1, the $47,500 price was written before demolition started; the final invoice was $48,200 after the homeowner added a pot-filler during framing. The shower pan had been leaking for months before the homeowner noticed the baseboard swelling. We opened the wall and found the subfloor saturated three feet beyond the stall footprint, with the stud plate beginning to delaminate. We sistered the damaged joists, poured a new sloped mud bed with integrated linear drain, and waterproofed with a bonded membrane before setting 24×48 porcelain tile. The wet room design eliminated the curb that had trapped water originally. Written price: $18,400. Roof Replacement: Three-Layer Comp Shingle Tear-Off in Walnut Creek’s Saranap Area

This roof had two layers of comp over original wood shake, totaling just under 600 pounds per square. The top layer was 17 years old with brittle tabs breaking off in the wind patterns that come through the Saranap gap. We stripped to bare deck, replaced seven sheets of 1×6 skip sheathing that had rotted at the eaves, and installed GAF Timberline HDZ in Barkwood with synthetic underlayment and a vented ridge cap. Home Addition: Attached ADU Over Garage in Walnut Creek’s Lakewood Neighborhood

The homeowner wanted rental income without sacrificing yard space. We engineered a floor system independent of the garage ceiling joists, ran a new 200-amp service with subpanel, and built out a 480-square-foot unit with a kitchenette, three-quarter bath, and separate exterior stair. The project required Walnut Creek planning review for ADU compliance and a fire-rated separation at the garage ceiling. Written price: $127,000. The original driveway had settled toward the garage, creating a pond against the foundation every winter. We removed 180 square feet of concrete, excavated 14 inches, and installed an open-graded permeable base with Belgard Courtstone pavers in Fossil Beige. A channel drain at the garage threshold handles the volume that exceeds the permeable surface rate. The written price was $11,800. The photo record shows the excavation depth, the base course compaction, the paver laying pattern, and the final joint fill with ASTM C-33 coarse sand.

We pulled everything, augered new holes below the root zone, and set galvanized steel posts in concrete with a 2-inch reveal above grade. Horizontal cedar boards with hidden fasteners and a cap rail gave the clean line the homeowner wanted without the maintenance liability of posts in contact with soil. Written price: $8,400.
